Dispo Genius V1.8.0 gives you more control over who receives a Sendflow campaign, more ways to manage deals through your existing workflows, and a cleaner public listing experience. Review the planned audience before sending, manage more of the deal workflow through the public API, and present deal resources where buyers can find them. Highlights Sendflow audience review and Campaign Logs: Review recipient counts, filter buyers, inspect match details, and exclude or restore matched buyers before sending, then revisit the historical record afterward. Expanded public Deal API: List, retrieve, search, and update deals, retrieve Genius View buyers, and list disposition managers from your own tools. See how every buyer is evaluated before your deal goes out Sendflow now saves the campaign audience for review before delivery. You can see how buyers were evaluated, narrow the list, and make deliberate recipient changes before the campaign goes out. Audience at a glance: See matched, unmatched, manually excluded, additional-prospect, and final-recipient totals. Search and filter: Find buyers and narrow the audience by campaign outcome, strategy, preferred or restricted location, price, beds, baths, square footage, and year built. Clear match reasoning: Open a buyer’s details to see location matches, mileage radius, price thresholds, year-built and square-footage variances, strict criteria, and any allowed flexibility. Controlled changes: Exclude matched buyers, restore matched buyers you previously excluded, and apply actions to the complete filtered result. Historical evidence: Open Campaign Logs to review recipients, audience decisions, matching evidence, outcomes, and timestamps from previous campaigns. Image 1 – Audience summary Image 2 – Campaign Audience Image 3 – Campaign Logs Manage more of the deal workflow through the public API V1.7 introduced deal creation through the public API. V1.8 expands that foundation so your integrations can find existing deals, retrieve deal and buyer data, and update supported fields. Find deals: List, search, and filter location-scoped deals with GET /api/v1/deals. Retrieve one deal: Get an individual deal through GET /api/v1/deals/{id}/. Retrieve Genius View buyers: Search the buyers associated with a deal through GET /api/v1/{deal-id}/buyers. Update supported fields: Use PATCH /api/v1/deals/{id}/ for supported property, pricing, condition, strategy, ARV range, Win It Now, and manager changes. Find disposition managers: List and search location-scoped managers through GET /api/v1/dispo_managers. Expanded API guide: Open Settings → Integrations to search the endpoint catalog, review schemas and examples, inspect common errors, or copy the reference for an LLM. Image 4 – Expanded public Deal API reference in Settings → Integrations Share your deals with cleaner, shorter links Marketing Suite links sent through SMS and email will use a compact interaction code, giving buyers a cleaner link without changing the experience behind it. Shorter outbound links: New SMS and email messages will use compact Marketing Suite URLs. Context preserved: Each link will still open the correct property while keeping buyer tracking, deal tracking, and chat intact. Backward compatible: Existing long-format links will continue to work. Custom-domain ready: Short links will continue to resolve through your configured custom domain. Image 5 – Shorter Marketing Suite links in SMS and email How to get started Open a deal, Start Sendflow campaign, and review the saved audience before sending. Use search, filters, and match details to understand the audience. Exclude matched buyers or restore matched buyers you previously excluded, then apply the changes. Open Campaign Logs after sending to review the historical audience record. Open Settings → Integrations to browse and copy the expanded public Deal API reference. Other improvements Deal resources on public listings: Documents, related links, and videos now appear directly beneath property facts on both Marketing Suite listings and public company pages. Buyers see up to five resources at a glance, with additional items available in a desktop drawer or mobile sheet. Empty resource sections stay hidden so listings remain focused. Clearer video resources: Compact resource cards now identify videos with a visible Video label while preserving useful descriptions such as Walkthrough · Video. Safer video uploads: If a Genius Marketing Suite video upload cannot be completed, the dialog gives clearer guidance and returns to an editable state so you can retry or cancel. Failed uploads do not create incomplete resources. More visible photo controls: The Show all photos button now uses a light, outlined treatment with a clearer focus state, keeping it readable across bright, dark, and busy listing photos. All of the features above are live now. What’s next Call buyers without leaving Genius Mode The planned power dialer brings browser-based calling directly into Genius Mode, with a prioritized buyer queue and the controls needed to work through it efficiently. Built-in calling: Start a calling session from verified buyer phone numbers without leaving the buyer list. Queue controls: Track progress, pause or resume the queue, mute, hang up, call again, and see call outcomes. Matched-first workflow: Review matched buyers first, ordered by distance, before moving to buyers who did not match. Prospecting filter: Focus on buyers who have not already been called or messaged, with the same filter applied to cards, maps, counts, and the dialer queue. Safer outreach: Number verification and do-not-call controls help keep ineligible contacts out of the queue.

DG V1.7.0 makes it easier to connect your tools and move more buyer conversations forward. Create deals through a public API, widen Genius Reach searches up to 20 miles, and let Genius Reach send follow-up SMS when a buyer doesn't reply. Highlights API integrations and public deal creation: Manage location-scoped keys and add deals from your own tools. Genius Reach up to 20 miles: Expand buyer searches from 5 to 10 to 20 miles. Genius Reach SMS follow-ups: Send automatic follow-ups to Genius Reach buyers who haven't replied. Connect your tools and create deals through the public API Open Settings → Integrations to create a secure API key for a location. Your integration can send an address to POST /api/v1/deals, and Dispo Genius creates a Pre-Marketing deal for that location. Location-scoped access: Owners and admins can maintain up to five active API keys for each location. Secrets shown once: Copy a new key when it's created. Saved keys only show a masked reference afterward. Key controls: Rename or revoke a key at any time. Key creation, renaming, and revocation are audited. Complete API guide: Copy the environment-specific endpoint, cURL request, success response, common errors, or the full reference for an LLM. Automatic property enrichment: Dispo Genius validates the precise address and fills the deal with property, location, and flood-zone details. Reliable deal creation: Every request requires an idempotency key. Duplicate addresses return a clear conflict instead of creating another deal. Familiar pipeline setup: New deals use your Pre-Marketing defaults and time zone, with the manager left Unassigned for your normal assignment workflow. Image 1 – API key management Image 2 – Public Deal Creation API guide Reach buyers up to 20 miles away Genius Reach now expands from 5 to 10 to 20 miles. Widen the current search when you need to look for buyers farther from the property. Step-by-step expansion: Move from 5 to 10 to 20 miles from the existing Genius Reach results. Same Genius Reach workflow: Each expansion uses the current property and buyer-matching flow. No new setup is required. Image 3 – Genius Reach radius expansion up to 20 miles Let Genius Reach follow up when buyers don't reply This feature lives in Genius Reach Settings and only applies to outreach sent through Genius Reach. Deal-level control: Turn SMS follow-ups on for a specific deal without changing the initial Genius Reach message. One automatic follow-up: After Genius Reach sends the first SMS, it can send one follow-up when that buyer hasn't replied. Flexible timing: Choose a whole number of hours or days. The default delay is 8 hours. Shared template library: Each location starts with five follow-up templates. Create, edit, or delete them, and Genius Reach selects one at send time. Personalized messages: Insert buyer, property, deal, current-time, and manager details with dynamic tags. Reply-aware delivery: Genius Reach uses your location's messaging hours, skips buyers who already replied, and won't send the same follow-up twice. Safe activation: A valid delay and at least one saved template are required before follow-ups can be enabled. Image 4 – Genius Reach SMS follow-up timing and templates How to get started Open Settings → Integrations and create an API key for your location. Use the Deal Creation API guide to send an address, wholesale fee, and idempotency key. Open a deal and use Genius Reach to search 5, 10, or 20 miles. Open Genius Reach Settings, set the follow-up delay, and review the location's follow-up templates. Enable SMS follow-ups for the deal when the timing and templates are ready. Coming next These improvements are planned for the next release. Shorter Marketing Suite links: Share cleaner, shorter listing links in outbound messages. Manual buyer inclusion and exclusion: Include or exclude individual buyers after filtering, so you control the final outreach list. Clear match explanations: See why a buyer was included or filtered out, including the mileage radius and deal criteria that didn't match.

This update helps you prepare deals earlier, bring in property media faster, and share a more polished buyer experience. The biggest change is a complete redesign of Genius Marketing property links, alongside CompanyCam imports and Genius Reach in Pre-Marketing. Highlights Redesigned property links: Share cleaner, buyer-ready pages with clearer property details, improved image layouts, maps, condition information, and additional deal context. CompanyCam imports: Paste a public CompanyCam gallery link to bring supported photos and videos into the Genius Marketing Suite. Genius Reach in Pre-Marketing: Start finding buyers before a deal moves beyond Pre-Marketing. A better property link for every buyer Genius Marketing property links have been redesigned from top to bottom. Buyers can now understand a deal faster on desktop, tablet, or mobile. Clearer property overview: Present asking price, ARV, beds, baths, living area or lot size, and property type in a scannable layout. Better media presentation: Use responsive image layouts, category labels, a full-screen gallery, and dedicated areas for videos, documents, and related links. Location context: Display an exact or approximate map location based on your address visibility settings. Condition and additional information: Show available roof, HVAC, plumbing, foundation, selling point, and resource details in organized sections. Built for real listings: The new layout handles missing information, image-loading failures, land acreage, and loading or error states without breaking the buyer experience. Image 1 – Redesigned property link across phone, tablet, and desktop Import property media from CompanyCam You can now bring CompanyCam media directly into the Genius Marketing Suite. Open a deal and go to the Genius Marketing Suite. Paste a public CompanyCam gallery link under Import from cloud storage. Select Import. Dispo Genius will validate the link, analyze the gallery, and upload supported media automatically. Photos are added to the property gallery, while supported videos are organized under Resources. Existing gallery validation and import limits remain in place. Image 2 – Import property photos and videos from a public CompanyCam link Use Genius Reach during Pre-Marketing Genius Reach is now available while a deal is still in Draft/Pre-Marketing. You can begin finding prospective buyers earlier without moving the deal into a later stage first. Add an asking price and select at least one strategy type before activating Genius Reach. If either value is missing, Dispo Genius will show what is required. Saved updates also refresh when you open Genius Reach, so you no longer need to reload the page. Image 3 – Genius Reach available during Pre-Marketing Coming next The following improvements are in active development and are coming very soon: Build a public company profile Create a company-wide profile with your name, logo, icon, colors, markets, and listing preferences. Share one URL where buyers can browse your available deals, open a listing, and interact with your company. Furthermore, potential buyers can also submit their details to apply to become vetted buyers in your system. Image 4 – Public company profile on desktop and mobile You will also be able to choose which listing statuses appear and hide individual listings from the public page. Image 5 – Branding settings for company identity and listing visibility Connect your branded domain Connect and manage a custom domain from Branding settings. The Investor Intake Form – Automating Your Buyer Onboarding Managing a growing list of investors can be a headache, especially when you’re manually typing in their details. To help you scale, we are excited to launch the Investor Intake Form. This tool allows your potential buyers to sign up themselves and tell you exactly what kind of deals they are looking for. Share Your Link, Grow Your List You no longer have to be the middleman for data entry. You can now invite investors to join your list using a simple link or a QR code. Team Attribution: Create links for specific team members so new buyers are automatically connected to the right person from the start. Scan & Sign Up: Download your unique QR code to use on property flyers, social media, or even at networking events. One quick scan, and the investor is ready to fill out the form. No Duplicates: The system automatically checks email addresses/phone-numbers to prevent the same person from signing up twice. Image 1 – Form Link/QR Generation. Image 2 – Manually create Investors A Simple, Mobile-Friendly Experience We’ve built the intake form to be as easy as possible for the investor. It works perfectly on phones, tablets, and computers. Communication Choice: Buyers can tell you if they prefer to receive deals via SMS or Email. Smart Location Suggestions: Instead of guessing, buyers can select their favorite cities or zip codes. The system even highlights the most popular areas others are buying in. Detailed Preferences: The form captures the investor's "Buy Box," including property types (like Single Family or Multi-Family) and their preferred investment strategy (like Fix & Flip or Buy & Hold). Advanced Needs: The form even captures specific details like bedroom counts, preferred year built, and living area size. Image 3 – View of the Investor Intake Form flow. The Digital Business Card ("Save My Contact") One of the best parts of this feature is making sure your investors actually pick up the phone when you call. Digital Business Card: As soon as an investor finishes the form, they can click "Save Contact Card". Auto-Save to Phone: This automatically adds your team member's name and phone number to the investor's contacts. Recognized Calls: When you call them with a new deal, your name will appear on their screen instead of an "Unknown Number". Image 4 – View of the Investor Intake Form flow. Keep Your List Clean: The Review Queue To make sure you only have high-quality buyers in your CRM, new sign-ups don't just "appear" in your main list. They go into a waiting area first. New Buyers Tab: See everyone who has filled out the form in one dedicated spot. Vet Before You Approve: Look over an investor's full profile and buying criteria before adding them to your main list. One-Click Approval: Simply click "Approve" to move them into your active CRM, or "Reject" if they aren't a good fit. Image 5: Admin Panel showing the "New Buyers" tab with Approve/Reject buttons. How to get started: Go to your Genius Studio > Buyers page. Click the Add Buyer button. Choose Share Link to copy your URL or download the QR Code. Send it out and let the system do the onboarding for you!

Call‑To‑Click Count Now Visible – See at a glance how many times you’ve called a buyer (1×, 2×, 3×) before reaching out again, helping you avoid over‑contacting. Dynamic Tag Bug Fix for Custom Messages – Dynamic tags like property address or ARV now correctly reflect your current deal when sending custom messages in Genius Reach. Conversation History at a Glance – View past calls, texts, or emails right inside Genius Reach to understand whether a buyer has already engaged with you, mirroring the clarity of Genius Mode. All Deals Management – Now Smarter with “The Buyer” and “The Deal” We’ve made a big improvement in how deal‑related data is shown inside the Genius Profile. The All Deals tab is now bifurcated into two clearly defined sections (Watch Demo): The Buyer – Displays all buyer‑specific information such as VIP/Vetted tags along with their Levels (1 through 5), activity status, and engagement history. See statuses like Interested/Not Interested, scheduled walkthroughs, offers received, buyer notes, and activity logs in a single scrollable view. The Deal – Contains detailed deal data including property address, pricing (Asking, ARV and Win-it Now), lot size, year built, occupancy status, and more. This section also shows the SMS and email messages sent to the buyer for this deal and includes notes so you keep context without leaving the view. This bifurcation gives you a cleaner and more structured experience for managing buyer‑deal conversations, helping you act faster and stay organized – all on a single screen. Image 7 – “The Deal” view with property details, pricing, and message history. Other Enhancements & Fixes Engagement Score & Time Exclusivity – You can now set timed exclusivity per vetted buyer level (1 through 5). For example, Level 5 buyers can receive deals 20 minutes before others, and ranking for Vetted Buyers is fully functional. Overlapping Time Slots Supported – Walkthrough appointments can now be booked back‑to‑back without needing a gap between them. Fallback Email Fix – When a follow‑up email is sent and no “from” email is found, the system now uses the Disposition Manager’s email by default. Genius Marketing Image Preview – You can preview images across different categories without closing and reopening the viewer in Genius Marketing Link. Buyer Import Improvements – When importing buyers in bulk, existing data is now merged with new data instead of returning duplicate errors. Platform Security Boost – Major improvements to app‑wide security with enhanced authentication and protection of sensitive data. What’s Next – Upcoming Features Deal Activity Notifications Everywhere – Notifications section is moving to the top header of your CRM (GHL level), so you never miss important updates. SendFlow Personalization Revamp – We’re undertaking a major upgrade to SendFlow to add more variety and personalization in messages, eliminating repetitive patterns and boosting send speed. Manual Bio Entry in Genius Mode – Soon you’ll be able to manually add contact names and details for properties where skip tracing doesn’t return results. Email Click Count Tracking – See not just if a buyer opened an email, but how many times they engaged with it. Custom Deal Checklists – Create and save task checklist templates tied to specific deals so you never miss a step before sending a deal.
